Allen Realty has strict processes in place to govern our tenant selection process. This is an important part of risk reduction for us as a trusted property management company.  It's one of the most important parts of a property managers role.

When we present owners with applications to rent their properties it is standard for us to carry out the following checks to ensure that the most suitable tenant is chosen.  This attention to detail is what we as the leading Auckland property management company have built our reputation on.

1/ Landlord References :  We obtain verbal references form current or former landlords. Any written references supplied are called for verification. We check the location, rent amount, rents paid on time, length of tenancies and if tenants are on track to receive full bond refunds. We go beyond what many property management companies do.

2/ Employment References: Where applicable we will obtain verbal references from current/previous employers. We confirm periods of employment, job titles, long term roles and number of residents in the property.

3/ Credit Checks: We complete credit checks on ALL tenants as part of our selection process. ID's are required so we can confirm identities and cross reference our checks. This helps us to ensure their financial stability and suitability for the property and all part of the property management service.

4/ Tenancy Tribunal Database Checks: We search the Tribunal databases to see if tenants have ever been to the Tenancy Tribunal and had orders sealed against their names from previous landlords. This is an important property management function and tells us if monies have been owed and whether they relate to rent, damages or other types of compensation.

5/ Instinct & Experience: Property is a people business and experienced property managers identify issues and short comings for potential tenants. Our property management team are well trained and streetwise and it is often the above selection process experience and instinct that avoids placing bad tenants in properties.
